Beware!! Will not allow any sort of cancellation even if there is a state of emergency per the Governor of Florida due to hurricane or tropical storm. Definitely recommend renting elsewhere during hurricane season as they clearly do not care about the safety of their renters. No flashlights are provided in the units so if power is lost during the storm, you will need to bring your own supplies. Consumer service unwilling to assist in any way and clearly don't care about their renters or their safety. Unit did not appear clean upon our arrival. Floors were sticky, hair on counters. Pool area is definitely does not look like the pictures that are posted online. Chairs and umbrellas are rusted.

Great vacation! The gulf Breeze was perfect for our family! Pool was fantastic just the right amount of kitchen necessities! Service from AMI was exceptional! I text with any questions and they were always answered Quickly and with genuine service. Would highly recommend!! We will be using AMI Locals again soon!

Great location to all the best beaches Florida has to offer. This VRBO was a huge hit. Beautiful home, great for families, and all the amenities you could ask for. We enjoyed our time at the beach but really enjoyed coming home to such a great place. The kids really enjoyed the amazing game room. Thanks AMI Locals.

We enjoyed our family trip to Anna Maria, the house was big enough for all of us and it was so nice that each bedroom had its own bathroom. The location was great so close to beach and bridge street restaurants/ bars and shops. We loved the pool especially after the hot days at the beach. There were a few issues we had with some things at the house but the management team was quick to respond and take care of them and went above and beyond to make sure we enjoyed our stay.

Very nice home with nice private pool and trees that provide shade. Enjoyed the views of Bay Front Park and took advantage of the easy access just walking across the street to enjoy the beautiful bay. Our large family loved this place and will definitely be returning and using AMI Locals again in the future. In addition to enjoying the home, AMI Local customer service is top tier. Had a question regarding keypad lock and they had the issue resolved in less than 2 minutes tops. I would HIGHLY recommend using this local company to anyone interested in visiting this area. Thank you for our amazing experience! Adding photos of the bay just across the street because it is stunning. We enjoyed the Bay just as much (if not more) than going to Bean Point! We were fortunate to see dolphins every day & evening while we were here!!

Our stay at Southern Exposure was amazing!!! The house was immaculate and the pool area was top notch. The kids all loved it and there was plenty of room for our two families (4 adults, 6 kids). Close to several restaurants, bars and stores. The house was clean, and beautifully decorated. There were plenty of chairs, a cooler and umbrellas. Can’t wait to go back.

We enjoyed our stay very much. We quickly learned to press the button before going through the entry door so as not to set off the ear piercing alarm since it opens to a pool. The house had comfortable beds, wifi, and we loved the decor. It was a short walk to the gorgeous beach with soft, white sand and tropical, clear green water. The colorful sunsets were beautiful. The staff was helpful and responsive with getting our lockbox combination to get our key. The pool was perfect. We ate our dinners out at amazing nearby restaurants. Lots to do and see here while relaxing was the top priority. We will be back.

After doing a ton of research to plan a last minute trip to Anna Maria Island, we picked Dusk til Dune because it had 5 bedrooms and a great pool area. It was also a new build. It was definitely on the pricey side and only had one review (plus it looked like it was surrounded by houses being constructed which = noise!). However, it blew our minds! Absolutely gorgeous! The pictures do not do it justice! Whoever decorated this place knocked it out of the park. They have thought of everything. Beds were super comfortable, great comfy couches, well stocked kitchen. The beach (which felt like a private beach) is only a block away. Donut shop, ice cream and shops are only two blocks away. Everything is so convenient. AMI was super responsive and ready to help when the hot tub wasn't heating up. It was one of our favorite vacations ever and we plan to rent this house again next year! We have never rented the same house twice,so that's saying a lot! Thank you AMI!

Thank you to AMIL for an amazing rental home on Anna Maria Island. The Coastal Queen is a beautiful home and a quick walk to the beach. It was perfect for our multi-generational family. The roof deck allowed us watch those amazing Anna Maria sunsets from home. The AMIL staff is professional and responsive. Wonderful vacation-we will rent from AMIL again!

We booked with AMI and had a spectacular week at Holmes beach. The house was great and enough space for my family of 5 and my dog. Everything clean and ready to enjoy. The beach just a few steps away and a wonderful pool to cool off. We will be back on the next vacation. Thank you for an unforgettable memories!!!!

This company DOES NOT CARE about providing quality accommodations. And they do not take appropriate action to resolve issues. My family stayed at one of their properties (The Garden Party) last month and we encountered numerous issues. I have called their offices at least 7 times over the past month and have spoken with multiple people only to be blown off. During our stay we discovered that one entire level of the rental was not air conditioned or furnished as advertised in the listing (no change has been made to the photos online up to this point). FALSE ADVERTISING! This really hindered our family from being able to spread out and enjoy additional space as we had anticipated. First off, the rental was filthy. The couches were stained and had sand on them from previous guests. I spent our first day sweeping piles of sand, hair and dust. I even found a half drank soda and stick of cheese in the refrigerator from a previous guest or housekeeping. As well as Cheezit cracker crumbs under the table and an air vent next to the dining room table covered in black dust/dirt/grime. We also had electrical issues, and many broken or missing items (1 glass shower panel where 2 should be, significant water damage including active dripping from a ceiling, missing remotes making TV inoperable, broken gas grill, dangerous rusty furniture, etc). When maintenance was sent to assist, we were told by him that this rental has received many complaints (although the company can block and not post negative reviews). He also indicated that there had been a fire in the past. Due to the lights flickering/dimming any time an appliance in the kitchen was used (garbage disposal, microwave, blender, toaster, even the hot tub being turned on), I believe there is still an issue and the rental is UNSAFE!

We booked with AMIL on Holmes Beach and had the absolute best week long vacation! The house was stunning! It was spacious enough for our family of 10. When we arrived it was spotless. We had zero issues the entire stay. AMIL was very responsive and personable. The outdoor kitchen and half shaded pool was an added plus to our stay! The beach is just a short walk across the street, and the rooftop has the best views of the sunset. We cant' wait to come back next year! Thank you for the unforgettable memories!
