I was amazingly surprised with Emerald Beach Properties. If we had any issues, they appeared within 15 minutes to rectify the problem. The staff was extremely helpful and concerned. Hats off to you Hannah. We booked again for two more years!

The villa itself wasn't awful. It is out dated with old stained sofa and love seat. The issue is with the rental company- Emerald Beach Properties. The person I spoke to on the phone (Hannah), was very nice when first booked and made reservation. I see that was to get my business. Im here to say now, upon arrival to stay, Terrible customer service. I hope a different rental company takes over this Villa and gives it the love and attention it deserves. Won't rent from this company in the future. I contacted this agency to be a property manager again (Hannah) I have never been treated so disrespectfully. This agency needs to rethink who they hire. Do yourself a favor do not work or rent with this agency. Where to begin..? One Biggest Issue.. Many, many, petty issues.. I stayed at Edgewater Villa Turtle Dunes stayed in unit 2205. This unit is rented or the owner of Emerald Beach Properties. The Biggest issue was the management group (Emerald Beach Properties).. To get right to the point, their "customer service" Emerald Beach Properties (hot mess) After long hours of driving told the associate at Emerald Beach Properties (Shanna) I was at gate but gait attendant did not see my reservation that had been booked since 02/07/23. She then tells me that she see my reservation. I’m at the gate and no reservation is pulling up with my name. The gait attendant sends me across the highway to Emerald Beach office I was assuming. Doors locked. Travel back to gait and gate attendant says I need to register and gives me a temporary pass. I pay more money to register AGAIN. Reservation been paid for over 8 months. Gate attendant tells me pass is only good til 10am next morning. I was completely turned off by this management group. They should've been very appreciative of me sharing my concerns, not making me feel bad or guilty when I called. There were a half dozen other petty issues that I should have reported on day 1 and 2 but I was so disappointed that I didn’t. Too long of a day already to get into the half dozen petty issues. Two more quick items. My next step is going to a business that is over Emerald Beach Properties. TRAVELERS, I hope you all really look before considering these people to book through. If they treated us and others like they did, they are clearly comfortable and ok with acting like that with you. They're clearly not professionals at what they do nor considerate of others.

We rented at Edgewater Resort Tower 2 unit 511 through Emerald Beach this past week. The unit is absolutely gorgeous with a comfortable bed in the master and the bunk beds. The 2 beds in the guest room weren’t so great and very squeaky. It’s well equipped with most anything you’d need for your stay. The only issue we had was the condo was filthy when we checked in. I don’t just mean one time skipped over I mean obvious neglect over a long period of time. I realize during the busy season that we’re just coming out of it can be very hard to get in there in the short time between guest. These were things that should have been done that would not have been too hard to get done. I had to rewash bedding and all dishes, wipe off counter tops, tables light switches, vacuum etc. it was pretty bad. Seeing it that neglected made me concerned for the sanitary issues that were probably not addressed so then I had to sanitize everything. I do want to say though that the management company was fantastic to deal with, the young lady I spoke with was a new employee and she went above and beyond to help. We had a few communication issues texting back-and-forth because I think numerous people can respond to that one number. But again she went above and beyond offered to send cleaning services back, there were miscommunications with that and I didn’t want to waste more time than I had waiting. I was not going to have them come back while we were gone and be mad because I had to require them to come back and then possibly mess with my stuff. All in all, I will definitely rent from this company again because of their willingness to make it right ASAP, plus the young lady was sweet as she could be and understanding of my frustration. I will just be sure to question them about the cleanliness before I get there so I don’t have to spend two hours of my vacation cleaning 🥴.

The condo itself wasn't awful. It is dated with lack of sufficient seating for lounging after long days, but it's what we chose for our budget. The issue is with the rental company- the one in charge of keeping the condo CLEAN. Upon arrival, sand was discovered on top of the comforters, and then in the sheets of the beds in the second bedroom. Gross. After walking through the condo, there was an awful amount of sand, hair, and crumbs. Gross. I did contact EBP and they sent someone the next day to sweep and mop (?) the condo. Um, thanks? But, this should be fully taken care of before the next renters arrive. The person I spoke to on the phone (Amber), was unapologetic and rude. Terrible customer service. I hope a different rental company takes over this condo and gives it the love and attention it deserves. Won't rent from this company in the future.

I contacted this agency to be a property manager. I spoke with Shanna. I have never been treated so disrespectfully. This agency needs to rethink who they hire. I have 5 condos I wanted to be managed and after 1 minute I knew this is not an agency I want to deal with. Do yourself a favor do not work with this agency.

This company is so wonderful to work with. Not only are they very responsive, they make it super easy to check in and check out. They provide some supplies like toilet paper etc but it’s always best to bring extra if you have more people, it was just 2 of us. Upon arrival I had an email that was very clear and provided all the information we would need like our codes and parking info. We had no issues and will be back for sure. I also loved the fact in the closet they provided a box fan and a packnplay.

Great beach, pool and hot tub. Staff was very friendly and helpful.. Room was clean, however was never given the "correct" WiFi password for our room, the t.v. had no volume, balcony light was burnt out, and the outdoor balcony furniture was completely rusted though one chair was in usable. We would stay here again fun spring break crowd!
